If you are selling your home, Brian Lack & Co can accurately value your property, market it in the right way to attract genuine prospective purchasers, follow the sale through from survey to contract completion and, when required, help you to find a new home.

Valuation
A property has no intrinsic value. It is worth what someone will pay for it. Our team base their valuations on three factors:
1. Current market trends such as the popularity of the area, preferences in new or older architecture, or the general economic climate.
2. Experience in recent sales of similar properties.
3. Current market demand; that is whether there are more "buyers" than "sellers" or vice versa.
The value put on a property by Brian Lack & Co will be a realistic asking price. The vendor has the choice of whether to put it on the market at this price or not, but the professional recommendation should be carefully considered. If you are considering selling your property, you may obtain more than one valuation, but it does not follow that it is also in your best interest to appoint the agent that gives you the highest valuation - they may not be able to sell it at that price! A better basis for comparison is to ask what the agents will actually be doing in order to sell your property.

Marketing a Property
At Brian Lack & Co we pay attention to getting each element of our marketing support package right for your property.

Your appointed negotiator will visit your home and record extensive details which will speedily be produced as printed particulars, always accompanied by a photograph of the interior or exterior of the property. Our computerised mailing system automatically matches properties to applicants and particulars are regularly mailed out. Serious applicants will be telephoned by our negotiators as soon as new instructions are received.

New property instructions are featured in our extensive advertising campaigns in the local, national and overseas press as well as property periodicals to generate enquiries. Local and national media property writers may be informed of interesting new instructions by our public relations representatives.

We arrange all viewings, escorting applicants when the vendor is unable to show the property and our staff are trained to highlight the finer features and benefits of ownership of your property.

Keeping You Informed
At each stage of our dealings with you, we will keep you fully in the picture as to the progress we are making on your behalf. If you are selling or letting, we like to give you a report on the number of applicants who have seen your property together with their response. We inform vendors in advance of proposed advertising and public relations support, and when offers are made we react immediately and advise both vendors and applicants on the suitability of offers, and confirm in writing those accepted.

If outside professionals such as surveyors, finance companies and solicitors are involved, we maintain close contact with them at every stage and supply them with any necessary information, to smooth the path from acceptance of an offer right through to completion of contract and handing over keys.

Fees
Fees are payable by the vendor on completion of the sale and are normally paid by the vendor's solicitors, who will take their own fees as well as ours out of the proceeds of sales. They will then pass on the balance on monies to the vendor.
