Renting a property through Brian Lack and Co is simple. We try to make the renting experience as straightforward as possible, thus enabling you to enjoy the area for however long or short your stay. Our specialist negotiators aim to provide the highest standards of professional service to landlords and tenants alike. If you are seeking a property to rent, our teams aim to make the entire process as smooth as possible from searching for a suitable house or flat to moving into your new home

Finding The Right Property

The first step is to register with us either over the phone or in the office to discuss your property requirements with one of our experienced members of staff.

Viewing Properties

Once you know your budget you can start searching for a property. We will keep you up to date with the local housing market, let you know when suitable properties become available, and arrange viewings on your behalf. It is advisable to give us as much information as possible about your requirements as this will help us find you the right property. We endeavour to arrange appointments that are convenient to you during weekdays, evenings and on Saturdays.

Making An Offer

Once you have found a suitable property you will want to make an offer, let us know if there are any items in the property or specific stipulations to which your offer depends, to be included in the Tenancy, as well as: your preferred move-in date; the length of Tenancy you require; and whether you require a break clause or not, as these are not standard in our Tenancy agreements. We will submit it to the landlord for consideration. As soon as an offer has been accepted, we will need to remove the property from the open market by taking an initial payment to allow us time to take references and prepare draft agreements. You will be asked to provide details of your referees. Any offer made is subject to satisfactory references being received and a tenancy agreement being completed.

Tenancy Agreement

Once all terms have been agreed by both parties and satisfactory references have been received, the Tenancy agreement is drawn up and both parties will need to sign and thus be in a legally binding contract.

Inventory

Prior to the commencement of the tenancy, an inventory is prepared detailing the contents and schedule of condition of the property. This is carried out by an independent inventory clerk. A copy of the inventory will be supplied to both Landlord and Tenant.

Rent & Deposit

Before the tenancy begins we provide you with an invoice showing the initial monies due. This will include the first rental payment, normally one month in advance depending upon the terms agreed. The deposit, usually the equivalent of six weeks' rent, together with the tenancy agreement fee are collected at the same time. This deposit is held for the duration of the Tenancy and will be returned to you at the end of the Tenancy, subject to the details of your agreement and the findings of the inventory check-out report.

Completion

On the day the Tenancy commences, you will generally be checked into the property by an independent inventory clerk and have the keys to your new home handed over to you. You can then start enjoying your new home with the knowledge that should you require any help or advice during your tenancy you can contact any member of the Lettings Department for advice or help
