Commercial:

Lease Plans: We are able to arrange the preparation of title and lease plans which are Land Registry compliant to meet your needs.

Schedules of Condition: A schedule of condition is commissioned before the signing of a lease in order to determine the condition of the building so that existing defects and their repair costs are identified prior to any commitment being made. This can also be used to limit your liabilities under a lease.

Schedules of Dilapidations: A dilapidations claim is an allegation of breach of contract and as such is actionable in law. We can advise both freeholders and leaseholders to ensure a reasonable settlement.

Rent Review & Lease Renewals: Depending upon the length of the term, modern commercial property leases generally contain provisions for the rent to be reviewed to open market every three to five years. If a rent review date is approaching, an early assessment of your situation is vital to ensure that the best possible negotiating strategy is prepared. A similar approach is also necessary at the lease renewal stage.
